RICK CHESNEY
Co-Founder & Managing Partner
About Rick
Richard Chesney is a co-founder and Managing Partner of Sentinel Peak Capital Partners. He is responsible for developing and effectuating the repositioning strategies for each property that Sentinel Peak acquires. Prior to co-founding Sentinel Peak, he worked within the Real Estate Finance Group at Goldman, Sachs & Company in Dallas where he participated in the origination, loan closing and securitization of approximately $1.0 billion in commercial mortgage loans across several asset classes including, multifamily, retail, office and hospitality properties. Prior to his time at Goldman Sachs, Richard worked within the special servicing division within J.E. Robert Companies (JER Partners) where he was part of a team that actively managed all non-performing loans and REO assets. During his time at JER, he was part of a team that repositioned a portfolio multifamily property in excess of 1,000 units. These repositioning strategies allowed the firm to recoup its original loan balance. Prior to JER, he worked for Cole Capital in Phoenix in an asset management role and began his career with Holliday Fenoglio Fowler in its Dallas office on its debt platform. Richard earned his Masters of Business Administration, concentrating in finance, from Southern Methodist University in Dallas, Texas and his Bachelors in Architecture from the University of Arizona in Tucson, Arizona. He is an active member of the Urban Land Institute, serves on the Boards of Directors for the Lake Highlands Public Improvement District & local apartment associations and lives in Dallas with his wife Melanie and their son and daughter.

RYAN BEAUPRÉ
Co-Founder & Managing Partner
About Ryan
Ryan Beaupré is a co-founder and Managing Partner of Sentinel Peak Capital Partners. He is focused on investment partner communication and the strategy of Sentinel Peak’s corporate growth. Prior to co-founding Sentinel Peak, Ryan worked in the sports and entertainment industry where he provided niche investment banking services to various clients focused on sports facility and real estate development. With a primary focus on arena feasibility analyses and economic / fiscal impact studies, Ryan participated in advisory services on more than $2.0 billion in sports related capital investment projects. He also held roles in sales and marketing capacities within the NBA and the NFL. He is originally from Dallas, earned his Masters of Business Administration from Southern Methodist University and his Bachelors in Business from the University of Arizona. Ryan is an active member of Young Presidents’ Organization (YPO), an avid sports fan and enjoys spending time with his wife, Rachel, and their three children.

Char B. McCurdy, CAPS is a highly respected multifamily executive with over 25 years of proven expertise in the real estate industry. Currently serving as President of Summit Property Management, Char has built an impressive career marked by her ability to create and maintain value across extensive property portfolios nationwide. Her core competencies include asset management, operational leadership, financial oversight, strategic partnerships, and business development.
Char’s commitment to advancing the multifamily industry is evident in her extensive involvement with prominent professional organizations. She has held significant positions, such as President of the Fort Worth Apartment Association, President of Apartment Association of Greater Dallas (AAGD) and NAA RVP. Her leadership roles have included serving on the National Apartment Association (NAA) Board of Directors, participating in the Texas Apartment Association (TAA) Board, and chairing numerous committees focused on education, legislation, and career development.
Recognized for her exceptional contributions, Char has received numerous industry honors, including:

KEVIN RABE
Chief Investment Officer
About Kevin
Kevin Rabe is the Vice President of Acquisitions at Sentinel Peak Capital Partners. He oversees all acquisition activities including underwriting, due diligence, market research and managing Sentinel Peak’s deal pipeline. Since joining Sentinel Peak, Kevin has overseen the acquisition of over 4,000 units. Kevin joined Sentinel Peak after earning his M.B.A from Rice University and a Bachelors in Business from the University of Texas.

Trevor Lyon serves as the Chief Asset Management Officer at Sentinel Peak Capital Partners. Mr. Lyon oversees the implementation of value-add programs for multifamily communities in Texas concentrated in and around Houston and Dallas-Fort Worth.
Prior to joining Sentinel Peak, Mr. Lyon worked with C-III Capital Partners and prior iterations of the company for 17 years. During that time, he worked as an Equity Asset Manager at C-III on behalf of the firm’s Recovery Funds and as a special servicing asset manager for distressed CMBS loans at both ARCap REIT and Centerline Capital Group.
Mr. Lyon earned a B.B.A. in Finance from Southern Methodist University.

COLIN STRONG

About Colin
Colin Strong is the Senior Vice President of Asset Management at Sentinel Peak Capital Partners. In this role, he oversees the implementation and execution of the strategic business plan for each of Sentinel’s assets and investor and lender reporting. Colin has over twenty-five years of experience in Multifamily Real Estate. He has worked in similar positions for The Archon Group (an affiliate of Goldman Sachs), The Milestone Group, and Waypoint Residential. Colin holds a BS in Mechanical Engineering from SMU and an MBA from The University of South Carolina.

About Sarah
Sarah joined the Summit Property Managment team in 2020 and has worked at several of our Dallas/Fort Worth communities. Sarah has worked in various positions in Summit including Leasing Professional, Assistant Community Manager, Community Manager and now holds the title of Operations Specialist. Sarah started her career in property management in 2017. Obtaining her CAM in 2020, she has since been nominated for Assistant Manager of the Year with the Apartment Association of Tarrant County and Community Manager of the Year with the Apartment Association of Greater Dallas. In her new role, Sarah oversees our software support, training, and centralization efforts. Her expertise in our business' systems further elevates Summit's performance as she continues to support and lead our teams towards the future.

Hannah Lahr is the Marketing Manager for Summit Property Management. She is responsible for all aspects of outbound property specific marketing as well as brand consistency across all Sentinel Peak / Summit assets. After graduating from the University of Central Arkansas with two bachelor's degrees, Hannah immersed herself in the multifamily industry including roles in property management, corporate strategy, resident services & retention, social media management, in-house training, community involvement, leasing protocol, vendor management and she is also actively involved in growing the Summit culture on site and amongst local apartment associations. Hannah is an ultimate team player who enjoys the tough assignments and coaching those around her on lessons learned to enhance property value on an everyday basis.

About Bo
Bo Schneider is an Acquisitions Analyst for Sentinel Peak Capital Partners. He supports all acquisition activities, including underwriting, due diligence, and market research, and also helps manage the Sentinel Peaks deal pipeline. Bo came from Matthews Real Estate, an investment sales agent, and graduated from Texas A&M in College Station, where he played football. Bo lives in Dallas with his wife, Averey.

About Jonathan
Jonathan has been in the IT business for 5 years, with several years of school and home experience. He has spent most of my professional career troubleshooting, from vehicles and hydraulic systems to software and networks. Jonathan has a wide range of IT experience, ranging from building and deploying Linux & Windows servers to installing and troubleshooting network systems. He previously worked for a Managed Service Provider that handled over 100 clients and tended to any IT related needs.

About Melanie
Melanie has 30+ years of experience in real estate and the property management industry. She is a Certified Property Manager (CPM®) through the Institute of Real Estate Management and a licensed Realtor®. Melanie has served as a Regional Property Manager and Regional Vice President for several large national management companies and also owned her own association management company while living in Nashville, TN. She has a diverse range of experience, including multi-family property management, single-family property management, senior housing, historical properties and luxury condominium association management.

ROBERT MADRULLI

About Robert
Bob has been with Summit for the past 3 years and worked at several of our Dallas communities. Bob joined the Navy in 2009 and was deployed to Afghanistan in 2010 where he became an E5. He obtained his EPA and water treatment background here too.
Bob started his career in property management in 2011. He obtained his CAMT in 2018, and has received his 410 A Certification, MPO, and CPO as well. In addition, he has 10 hours of OSHA training. Bob has demonstrated his organizational skills and has successfully led several communities through the renovation process. In his new role he will oversee our interior rehab process, be involved with hiring, service team training, scopes for minor repairs, and much more.
